This website, www.04zerofourliving.ae, is owned and operated by 04 ZEROFOUR LIVING L.L.C ("04ZeroFour Living", "we", "us" or "our"), a company registered in Dubai, United Arab Emirates, under Trade Licence No. 1057915, issued by the Dubai Department of Economy and Tourism (DET).

We provide holiday home accommodation, direct online reservations and related hospitality services in Dubai.

By accessing our website or making a reservation, you agree to these Terms & Conditions, together with our applicable booking policies and House Rules.

2. Website Use

You agree to use our website lawfully and provide accurate information when making enquiries or reservations.

All website content, including photographs, descriptions, logos and branding, belongs to 04ZeroFour Living or its respective licensors and may not be reproduced or commercially used without permission.

We reserve the right to update website content, property information and services at any time.

3. Bookings & Reservations

All reservations are subject to availability, payment and confirmation by 04ZeroFour Living.

A booking becomes confirmed once the required payment has been received or authorised and a booking confirmation has been issued.

Guests must be at least 18 years old to make a reservation and must provide accurate personal and booking information.

Each reservation is subject to the property details, pricing, cancellation policy and House Rules communicated during the booking process.

4. Pricing, Taxes & Fees

All prices are displayed in AED unless otherwise stated.

Accommodation rates may vary depending on seasonality, availability, length of stay and promotional offers.

The total booking price, including applicable VAT, Tourism Dirham fees, cleaning charges and other mandatory fees, will be disclosed before payment.

A refundable security deposit, generally equivalent to 10% of the total booking value, may be collected separately in accordance with our House Rules and booking conditions.

We reserve the right to correct obvious pricing errors. Any changes affecting a confirmed reservation will be handled in accordance with applicable law.

5. Online Payments & Security

Payments made through our website are processed by authorised third-party payment service providers.

By completing a transaction, you authorise the applicable payment processor to charge your selected payment method for the amount displayed at checkout.

We take reasonable measures to protect payment transactions and personal information. However, payment processing may also be subject to the terms and security procedures of the relevant provider.

We reserve the right to request additional verification or decline transactions where fraud or unauthorised activity is reasonably suspected.

6. Cancellations, Refunds & Amendments

Each reservation is subject to the cancellation and refund policy presented at the time of booking.

Cancellation deadlines, refund eligibility and any applicable charges will be determined by the conditions accepted when the reservation was confirmed.

Booking amendments, including changes to dates or accommodation, are subject to availability and potential price adjustments.

Approved refunds will generally be returned through the original payment method, with processing times dependent on the payment provider and financial institution.

7. Accommodation & Guest Responsibilities

Guests agree to comply with our House Rules, property-specific instructions and applicable building and community regulations.

04ZeroFour Living reserves the right to address violations of booking conditions, including unauthorised occupancy, property misuse or unlawful activities, in accordance with the applicable agreement and UAE law.

Guests are responsible for damages, missing items and additional charges attributable to their stay, subject to the booking terms.

Please refer to our separate House Rules for detailed accommodation policies, including check-in, security deposits, smoking, noise, property access and guest conduct.

8. Property Availability & Service Changes

We make reasonable efforts to ensure that all property descriptions, photographs, amenities and availability information are accurate.

Occasionally, facilities or services may be temporarily unavailable due to maintenance, building management restrictions or circumstances beyond our reasonable control.

If a confirmed property becomes unavailable, we will contact the guest promptly and offer an appropriate alternative or refund in accordance with the booking agreement and applicable law.

9. Third-Party Services

Our website may integrate with third-party providers, including payment gateways, reservation systems and external booking platforms.

These providers may operate under their own terms and privacy policies.

Reservations made through third-party platforms such as Airbnb or Booking.com may also be governed by the relevant platform's booking, payment and cancellation conditions.

10. Privacy & Data Protection

We collect and process personal information necessary to manage reservations, verify guest identities, process payments, provide accommodation services and comply with applicable UAE regulations.

Personal information is handled in accordance with applicable UAE data protection laws.

11. Liability & Website Availability

While we endeavour to maintain an accurate, secure and reliable website, we cannot guarantee uninterrupted access or the absence of technical errors.

To the extent permitted by applicable law, 04ZeroFour Living is not responsible for indirect losses arising from website interruptions or third-party service failures beyond our reasonable control.

Nothing in these Terms limits any liability or consumer rights that cannot legally be excluded under applicable UAE law.

12. Governing Law & Disputes

These Terms & Conditions are governed by the laws of the United Arab Emirates and the Emirate of Dubai.

Any disputes should initially be raised directly with 04ZeroFour Living to allow an opportunity for amicable resolution.

Where a dispute cannot be resolved, it will be subject to the jurisdiction of the competent courts of Dubai, without prejudice to mandatory consumer protection rights.

13. Changes to These Terms

We may update these Terms & Conditions periodically to reflect changes in our services, business operations or legal requirements.

The latest version will always be available on our website. Changes will not retrospectively alter confirmed booking rights without an appropriate legal basis.
